The issuance of this permit does not release the Applicant from any requirements of the previous approvals issued for this site. With the approval of Olson & Bush Subdivision #2, of which this site is a part, various site specific conditions of approval were included. Landscaping: The Landscape Plan prepared by G-Jensen on September 7, 2006, labeled sheet L-I, is approved (stamped "approved" on September l4, 2006 by the Meridian Planning Deparhnent} with no changes from the .Planning Department. Site Plan: The Site Plan prepared by G-Jensen on September 7, 2006, labeled Sheet SP-l, is approved (stamped "Approved" on September 14, 2006 by the Meridiatz Planning DepartLnent) witl~ the following changes (see redline changes on plan): I) UDC 11-3C-5B1 requires all off street parking areas and driveways into and through a parking area to be improved with a compacted gravel base, not less than four inches thick, and covered with a dustless material. The drive isle to the east of the proposed building that is currently shown on the plans as unimproved must meet this requirement {see redlines). 2) The conditions of approval and development agreement for the Olson & Bush Subdivision #2, of which this site is a part, clearly state that pertxaanent non-combustible fencing must be provided adjacent to Union Pacific Railroad Riglrt of Way prior to obtaining a building permit. In accordance with this condition chain link or vinyl fencing shall be installed along the north property line (see redlines). Except for these changes, the approved site plan is not to be altered without prior written approval of the Planning Department. Elevations: The Elevations prepared by G-Jensen on July 21, 2006, labeled A-3 are approved with no changes from the Plannuig Department. Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas pei' the approved specifications and in accordance with UDC I1-3A-1S. Protection of Existin Trees: Any existing trees on site must be protected or mitigated for its accordance with the Tree Preservation section of the City's Landscape Ordinance- Per UDC 11-3B-I0, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) far approval of protection/relocation measures for the existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11- 3B-10-C.5. Parkzn~: The proposed parking areas shall be paved and striped. in accordance with UDC 11-3 C. Project engineer/architect shall certify that the number and size of handicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed appropriately. Curbing: .Per UDC 11-3B-SI, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff. Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks sl~zall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, anal sl~rall be designed in compliance with UDC 11-3B-11 and UDC 11-3A-18. Fencing: Any required or proposed fencing shall be installed with current fencing standards as defined ira UDC 11-3A-7. Li hg ~;mg: Lighting shall not cause glare or impact the traveling public or neighboring development and comply with lighting standards as defined in UDC 11-3A-11. Si~nage: No signs are approved with this CZC. All business signs will require a separate sign permit in compliance with UDC I1-3D. Trash Enclosure: All dumpster(s} n:rust be screened in accordance with UDC-11-3A-12. Trash enclosures -must be built in the location and to the size approved by SSC. Handicap-Accessibility: The sh•ucture, site improvements and parking areas must be in compliance with aII federal handicap-accessibility requirements. ACRD Acce Lance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate tlae ACHD requirements, a new site plan shall be submitted to the City of Meridian FIanning staff for approval prior to the issuance of a building permit. CertiFcate of Occupancy: All required improvements must be cozmplete prior to obtaining a Certificate of Occupancy. A written certificate ofcompletiozr shall be prepared by the landscape architect, landscape designer or qualified nurseryman responsible for the landscape plan upon completion ofthe landscape installation. The Certificate of Completion shall verify that all landscape improvements, includuig plant materials acrd sprinkler installation, are in substantial compliance with the approved landscape plan.
