Planning Review Notes Sonya Allen *The Future Land Use Map (FLUM) in the Comprehensive
Plan designates this site as Medium Density Residential
(MDR)and has a park designation on it.
*Annexation of 13.55 acres of land with R-8 zoning &
preliminary plat for a 60-lot subdivision (54 building & 6
common lots).
* Density proposed is 4 units/acre consistent with the MDR
FLUM designation which calls for 3-8 units/acre.
*The Park's Dept. is not interested in a City park on this
property.
* Existing stub streets to this property should be extended;
and a stub street should be provided to the property to the
north (Parcel #S0425141940). No access is allowed via
Meridian Rd.
* Consider a common driveway for the two lots on the east
end; comply with the common driveway standards in UDC
11-6C-3D. Consult ACHD to see if proposed design is
allowed.
* Provide a pedestrian pathway through the common area on
the east side for a connection to the sidewalk along Meridian
Rd.
* Comply with the dimensional standards of the R-8 zoning
district in UDC Table 11-2A-6.
* Comply with the subdivision design & improvements
standards in UDC 11-6C-3.
* Depict all existing irrigation easements on the plat; comply
with UDC 11-3A-6E.
* Depict a minimum 35'wide street buffer along N. Meridian
Rd., designated as an entryway corridor. Landscaping is
required with the buffer in accord with the standards in UDC
11-313-7C (see enhanced landscape design features for
entryway corridors). The buffer shall be placed outside of the
future road widening area (improvements to Meridian Rd.
are planned in the IFYWP -coordinate with ACHD on ROW
needed for expansion of the roadway to a 3-lane roadway).
*A 10'wide detached sidewalk is required within the street
buffer along N. Meridian Rd.; pathways &associated
landscaping shall comply with the standards in UDC 11-3A-8
and 11-313-12C.
* Provide a minimum of 15% open space that meets the
quality standards listed in 11-3G-3A.2 and the qualified open
space standards listed in UDC 11-3G-3B. Storm drainage
facilities shall comply with the standards in UDC 11-313-11C
if included in required open space areas. May request
alternative compliance to the open space standards in UDC
11-3G if this development will be included in the Paramount
HOA and there is additional common open space above the
minimum required in Paramount.
* Provide a minimum of(3) points of site amenities that
comply with the standards in UDC 11-3G-4C (see UDC
Table 11-3G-4 for point values).
* Depict existing trees on the landscape plan and include
mitigation information for any existing trees that will be
removed with development as required by UDC 11-
3B-10C.5.
