Applications required for the project
• Annexation and Subdivision
o Annexation into the City of Meridian
o Zoning assignment of R-8,which complies with Land Use with Meridian and is the same zoning
as adjacent Paramount Subdivision
o Density is below allowed density(6.7 units per acre)
• Timing of process(roughly)
o Annexation and Subdivision application anticipated to be made towards the middle of
February,with 6 weeks anticipated to get to P&Z.
o After P&Z,approximately 6-8 weeks to get to City Council
o Final platting takes approximately 1 year to get recorded,so anticipated vertical construction
would not begin until spring/summer of 2025 at the earliest. Site work may occur prior(site
prep, road and sidewalk improvements, utility infrastructure.), but will also require permitting
review by the City and ACHD.
• All hearing dates will be posted on the site,as well as notification delivered directly from the City to
neighbors. City will also notify all neighbors directly concerning any decisions at P&Z and City Council.
Overall Development features
• 54 single-family homes, all detached style (like adjacent Paramount homes)
• Project site of 13.94 acres, 2.5 acres of open space and landscaping.
• Amenities to complement existing Paramount amenities. Planning on pickleball court(s) and potentially
another basketball court.
• Homes are being designed to appeal to a higher-end buyer
• No patio homes, all homes will have fenced back yards and meet the standards of a typical single-family
residential subdivision.
• Homes will all have 2 or 3 car garages, depending on the location/size of the lot.
• Lots range in size, min. 5250 sf, max. 15,482 sf, avg. 6500 sf.
• Lots along perimeter adjacent to existing Paramount homes are all a minimum of 6600 sf.
• Setbacks comply with Paramount development and City of Meridian standards for the R-8 zone.
• Homes will be single or 2-story,to be determined. Most homes being sold by developer are single-story,
so a buyer would have to request a 2-story option.
• Architecture will comply fully with Paramount CC&Rs
• Fencing will comply with Paramount CC&Rs
• No variances,waivers, or departures from the code are proposed with the project.
• Road frontage improvements to Meridian Rd. (sidewalk), with a pedestrian connection through the
landscape buffer.
• Roads through the site are extensions of public roads that were planned to be extended through the
project.
• Project has had multiple meetings with the Paramount HOA board, and we are exploring being added to
the HOA.
o Dues would be paid to Paramount HOA
o All amenities within this subdivision would be accessible by Paramount HOA members
o Irrigation associated with the site would be transferred into the Paramount irrigation system,
and the current water right is more than is necessary to irrigate the project, so there would be a
net increase in water going into the full Paramount system.
o Regardless of final decision of HOA regarding membership of future development,the
roads/sidewalks will be public, allowing for resident use. If brought into the Paramount HOA,
amenities would be available to all Paramount HOA members as well.
0 Any gravity irrigation facilities on or adjacent to the property will be maintained with no interruption of

service to downstream users. Any improvements to that system may be required by the irrigation
district,which will be coordinated.
• All stormwater will be retained on the site, as required by law.
• Extensive landscaping will be installed along project perimeters for long-term enhancement.
• Will be a very high-quality project that is cohesive with the Paramount Subdivision.

Dear Resident,
Prior to the submittal of a development application, City of Meridian Code requires a meeting between the applicant and neighbors
for certain types of development.The developer and design team would like to meet and review the development plan of the
property at 5725 N. Meridian Rd., Meridian, ID 83646.The proposed project includes the establishment of fifty-four(54) buildable
lots and six(6)common lots for the construction of fifty-four(54)single-family homes,along with associated site and landscape
improvements.This development will provide residential infill to a 13.94-acre property that will be cohesive with the surrounding
residential neighborhood.The intent of this project is to develop single-family housing that will provide additional units and will
continue to enhance underutilized spaces and overall aesthetics of this area of Meridian.The property is currently in Ada County and
would be annexed into the City of Meridian with a zone of R-8,which is the same as the surrounding Paramount Subdivision.The
density of the project will remain below the allowance of the R-8 zone,with a 6.69 units/acre net density proposed.The developer
feels that this density is appropriate for the parcel,as it provides for single-family detached homes that will be cohesive with the
surrounding R-8 zoned single-family residences and the general area of Meridian.The developer has been in conversations with the
Paramount Subdivision Home Owners Association Board,and is exploring the opportunity to be added/annexed into the Paramount
Subdivision.This will allow the overall HOA to have architectural control over the new homes to be built,and to receive dues from
the new homeowners.Additionally,the open space and amenities associated with the new development would be accessible by all
Paramount HOA members.
The developer and design team will be taking the opportunity to discuss the project specifics, receive feedback and comments,and
provide answers to questions concerning how this infill redevelopment will continue the improvement of spaces within the City of
