NARRATIVE

The property located on the southeast corner of Rackham Way and Flatiron Lane, more
particularly described as 1256 South Rackham Way and referred to as Watts Meridian Medical
Partners Subdivision, is being considered for development. The site is located within the Eagle
Commons at Overland complex. The overall site consisting of 2.5 acres is being proposed for the
development of two medical office buildings on two separate lots. The development will be
divided into two lots, each with its own medical office building. This short plat is a re-
subdivision of Parcel F as adjusted in record of survey property boundary of Lot 6, Block 1 of
Oxygen Subdivision No. 3. The two lots range from approximately 1 acre to 1.5 acres in size.
Upon reviewing the short plat, you will find that the short plat meets the following requirements:
• The development falls within the MU-RG (Mixed Use Regional) land use designation
and conforms to the standards of the C-G zone (General Retail and Service Commercial
District).
• The development meets acceptable engineering, architectural, and surveying practices
based on municipal and county standards.
• The development does not have any existing structures within the property based on the
recorded survey. Construction of the project is anticipated to begin around Fall of 2024.
• The property is currently subject to that certain Development Agreement, which is
Instrument No. 2016-106278 recorded in the records of Ada County on November 2,
2016 and subsequently amended on April 9, 2019 under Instrument No. 2019-028379
recorded in the records of Ada County on April 10, 2019. Applicant has submitted an
application with Meridian City to withdraw the property from the above development
agreement and to enter into a new separate development agreement.
