1. Approve Minutes of the September 29, 2023 Special Meeting of the
Planning and Zoning Commission
Seal: Next item on the agenda is the Consent Agenda. We have one item on the
agenda. We have to approve the minutes of the September 29th, 2023, special
meeting of the Planning and Zoning Commission. Can I get a motion to accept the
Consent -- Consent Agenda as presented?

2. Public Hearing for 1-84 and Meridian Road (H-2021-0099) by Hawkins
Companies, generally located at the northwest corner of S. Meridian
Rd. and 1-84
A. Request: Annexation of 18.30 acres of land with a C-G zoning
district.
B. Request: Comprehensive Plan Future Land Use Map Amendment
to change the future land use designation on 70.4+/- acres of land
from Mixed UseCommunity (MU-C) to Commercial (34.3 acres
Medium Density Residential (20.1 +/-acres) and Medium-High
Density Residential (16+/-acres).
Seal: I'm going to skip all of that. So, at this time I would like to open the file H-2021-
0099, 1-84 and Meridian Road, for a continuance to 11/2/2023 -- November 2nd, 2023.
Somebody needs to make a motion on that real quick to continue it.

3. Public Hearing for Tanner Creek Subdivision (H-2022-0048) by
Engineering Solutions, LLP., generally located 1/4 mile west of S.
Meridian Rd. on the south side of W. Waltman Ln.
A. Request: Conditional Use Permit for a multi-family development
consisting of 280 dwelling units on 15.84 acres of land in the R-40
zoning district.
B. Request: Preliminary Plat consisting of 130 building lots (83 single-
family, 45 townhome and 2 multi-family) and 20 common lots on
37.87 acres of land in the R-8, R-15 and R-40 zoning districts.
C. Request: Rezone of 38.47 acres of land from the C-G to the R-8
(10.13 acres), R-15 (12.20 acres) and R-40 (16.14 acres) zoning
districts.
D. Request: Development Agreement Modification to the existing
Development Agreement (Inst.#108131100) to change the
development plan from commercial to a mix of residential uses.
Seal: Next we will open File No. H-2022-0048, Tanner Creek Subdivision, for
continuance to November 2nd, 2023.
