CC - Narrative Biltmore Estates Subdivision No. 4 Final Plat Modification Biltmore Estates Subdivision No. 4 was approved with 33 single-family residential lots and 5 common lots on 10.85 acres in an R-4 zone. Oakwood Estates LLC is applying for a final plat modification to reduce the number of buildable lots from 33 to 31 to combine four lots into two lots and provide desired lot configurations for planned homes. Open space remains the same as approved and in the same locations. The staffs of City of Meridian Public Works and Ada County Highway District graciously accommodated the change in record time, and modified construction plans were approved on April 14,2023. Construction is progressing per the approved plans. The modification remains consistent with the Meridian Comprehensive Plan and R-4 standards, with net and gross densities of 2.86 and 3.63,respectively. The plat is being processed to facilitate getting the City Engineer's signature by December 18, 2023. Thank you for your consideration.
