PZ - Narrative Leasee: Garcia Family Ventures, LLC Address: 105 E Carlton Ave. Meridian, ID 83642 RE: Narrative for Conditional Use Permit Loose Screw Beer Co. is a licensed and established Idaho micro-brewery.The brewery is wholly owned by husband-and-wife team, Mike and Pam Garcia.We are Meridian residents and big believers of investing in and improving our community. We actively support local causes with both in-kind and monetary donations. We work hard to collaborate with many other local businesses to create strong partnerships striving to always promote a cohesive and supportive small business community. An example of this includes the opportunity we kindly received to sell beer at the Meridian Arts Commission Concerts on Broadway 2022 series. We proudly donated back 10%of our proceeds from these events to the Meridian Arts Commission. The current brewery production only facility in Garden City is proposed to be moved to the subject location. In addition to the current production facility,we own a taproom located in N. Meridian at the cross streets of McMillan Road and Linder Road.At the current time, we would be the only brewery located in Meridian and would be privileged to be considered its only community brewery. The newly proposed location will house our entire beer production,taproom space for retail sales, and event space.The production space will hold a brand-new state of the art 10bbl system from Premier Stainless out of San Diego, CA.The system will be viewable from the taproom and the outside closest to Main Street. For marketing and bulk buying purposes,we will propose a silo to be placed at the South- West side of the subject property. The taproom will have an open concept feel with two long bars, one of which will oversee the brewery production space and two couch lounge areas.At the current time, it is our vision to create an enclosed beer garden to the property line on Main St.That would partially wrap around Carlton Ave. Within the enclosed perimeter it will be proposed to have a permanent food truck. However, we will also strongly encourage the support of surrounding businesses by our customers.The event space will be housed above the brewery and taproom on the upper level of the building.This space will be available to be utilized for anything from corporate meetings to birthday parties and baby showers and more. It is requested to allow a year around food truck to be parked at the subject property. This truck may rotate throughout the year however it would be our desire to have any individual truck present for 1-3 months at a minimum. Having a food option is critical to our business model based on three main factors: 1. Food in an individual's system provides a safer environment to consume beer; 2. Having a food option will draw people in seeking both beer&food; 3. A food option may allow a consumer to order an additional beer. Adding a kitchen to serve food to the proposed building would be challenging and put us well over our cost budget. Additionally, we're not restaurateurs nor do we want to take on the challenges that are inherent in this industry. We're brewers focused on serving quality beer in a fun and inviting environment. Our plan is to partner with a local community member who is experienced in the food truck industry. We see this truck serving elevated food and most importantly, something that would complement the downtown market. For example, we would not engage with a truck serving pizza or sushi considering the vicinity of those types of food from other restaurants. Beyond the truck, we plan to support our local restaurants such as we do with our current N. Meridian taproom. In our business plan, we will host food from a downtown restaurant once per month. Additionally, we would promote the restaurants in walking distance for alternative food options to the truck such as Ruszoni's Pizza and El Tenampa Mexican Grill. Lastly, with our event side of the business, we would recommend catering from Vintage 61 and Epi's. We feel strongly that our proposed development, even with the food truck, will further stimulate the growth of downtown by increasing business for everyone including our surrounding restaurants.
