Dear Mr. Hood,
Enclosed are the applications for Driftwood Subdivision, a 9-acre, residential and commercial project at
the northwest corner of Ustick Road and Venable Lane (as depicted below).The applications include a
Conditional Use Permit for a 57-unit townhome development in an existing C-C(Community
Commercial) zone and a 4-lot Combined Preliminary/Final Plat application. This proposal is consistent
with the modified development agreement for the property that was approved in 2021 (H-2021-0072).

The request will entitle fifty-seven (57)townhomes and create four(4) parcels.A Conditional Use Permit
is required for the 57 townhomes, and a combined preliminary and Final Plat application is required to
create the 4 separate parcels

The Conditional Use Permit Application in Detail
There will be a mixture of alley-loaded and front-loaded housing types throughout the development,
and divided into 3-unit and 4-unit buildings. More specifically:
Site area: 4.81 acres
Density: 11.8 units per acre
Unit Count: 57 residential units
• 13 two-bedroom Units
• 44 three-bedroom Units
Unit Size: All units will be a minimum of 1,250 square feet
Building Height: 22' 9" and would be two-story buildings
Parking: The following summarizes the required parking and a calculation of how much
parking will be provided.

Bicycle Parking: Five (5) Exterior Rack Spaces
Site Access: The project has frontage on Venable Avenue,a collector street. Primary
vehicular access is from an already constructed private drive aisle along the
south boundary of the townhome site.The private drive aisle, with cross-access
easements for all abutting lots,will extend west to east and connect out to
Venable.A secondary access to the site is provided by Buckstone Avenue, which
was built with Woodburn Subdivision and stubbed to the project.
Open Space: Each unit within the development is over 1,200 square feet,so according to UDC
11-4-3-27, 19,950 square feet of open space is required for the project. A total
of 21,098 square feet of open space is being proposed. Please note that the
overall acreage of the property is under 5 acres(4.81 acres),so the baseline
requirement of 10%open space is not applicable per UDC 11-4-3-27C(1).
Landscape Buffer: In residential zoned projects,the typical rear yard setback is 12 feet (R-15/R-
40)to 15 feet (R-2/R-4/R-8)from adjacent residential. This project is located
within the C-C zone and would require a 25-foot landscape buffer between
commercial uses and the adjacent residential properties. The request for a 15-
foot setback is consistent with the already R-8 zoned properties adjacent to the
site. Additionally, because commercial uses are not proposed along the north
and west boundaries,the commercial landscape buffer is not required. We are
requesting a 15 foot setback on the north and west boundaries of the project.

The Combined Preliminary/Final Plat Application in Detail
The proposed Driftwood Subdivision includes two commercial lots, one residential lot for the 57
townhome units, and one drive aisle lot. The residential lot will include the associated amenities, and
active open space areas.
