Dear Zoning and Planning Commissioners, I am a resident of Village Bungalows, a fifty-five plus community, adjacent to E Ustick. My name is Christie Mangel. Since I am unable to attend the hearing for the Ringneck Place Subdivision. I am contacting you to express my concerns. As the population and development of our city continues to grow at an accelerated rate and our infrastructure cannot keep pace, I fear the safety and health of many residents may be at risk. Unfortunately, I was not able to attend the first hearing and am unable to attend the hearing scheduled for May 18 for health reasons. I would like to know how the traffic issue will be or has been addressed and what the impact study of traffic has shown. It is becoming more difficult to access E Ustick from Bullock heading east and near impossible to make a left turn onto E Ustick to travel west. Before the approval is given to RiveRidge Engineering Company to build nine more residential single- family homes, safeguards need to be in place for existing residents in the area. The distance between Locust Grove intersection with traffic lights and Center Point intersection with traffic lights does not seem to provide adjacent communities sufficient time to access E Ustick. Along with increased traffic on E Ustick the noise level has increased. What is the current sound level on E Ustick? A normal noise level is 60 dB and noise above 70 dB over time may damage hearing. Was a sound study done? If necessary, will a sound wall be built to protect residents adjacent to E Ustick and at whose expense? I would like my concerns to be read aloud at the hearing and are added to the minutes of the planning and zoning commissions hearing/ meeting to be held on May 18. Respectfully, Christie Mangel 1
