equipment for the storage or dispollition of such material shall be kept in a clean and
sanitary condition with such material being periodically disposed of as required by
appropriate local health authorities.

Fences ~ Hedges. No fence, wall, hedge, or shrub planting which obstructs sight
lines at elevation between 3 and 8 feet above roadways shall be placed or
pennitted to remain on any comer lot within the triangular area formed by the
street property line and a line connecting them at points 25 feet from the
intersection of the street property lines extended. The same sight line limitations
shall apply on any lot within ten (10) feet from the intersection of 11 street property
line with edge of a driveway or alley pavement. No tree shall be permitteto remain
within such distances of such intersection unless the foliage line is maintained at
sufficient height to prevent obstruction of such sight lines. No fence, wall, bedge.,
or shrub planting which obstnlcts view shall be placed nearer to the front lot line
than twenty (20) feet nor to the street side yard of fifteen (I 5) feet, but in no case
closer to street than building setback line. Fences shaIl be constructed of dog
eared cedar pickets or other approved materiai. No fence shall be greater than six
(6) feet in height above street level. Fences must comply with city ordinance.
The following Lots have special restrictions on fences:

4. Block 5, Lot 2
5.BIock 9, Lot 2
6. Block 6. Lot 2
7. Block 8, Lots 2 and 15
2. Block 3. Lots 2 and 9
3. Block 4, Lots 2 and 1 0
No fence shall be built on the Turtle Creek Drive side of these lots and the
adjoining common area. Grantor may construct a fence along this boundary that
will visually enhance the subdivision at his option.
M Landscaping. Within thirty (30) days after the completion of construction of the
building on a building lot (urness such time is extended by the Architectural
Committee for good cause) the Grantee of such lot slmll install the landscaping.
Landscaping must include the
following:
I . Sod for front and side yards of comer lots
2. Sod for front yards of interior lots
3. All front yards to have at least. two (2) approved trees having a diameter of
at least two (2) inches measured at six. (6) inches above ground plane.
4. Sprinlder system front, side, and rear yards.
A grantee shall maintain the landscaping on his building Jot in a neat and attractive
condition, including all necessary gardening to properly maintain and periodically
replace when necessary the tr~s, plants, grass am; other vegetation.

Far fence Waiver
NOTICE IS HEREBY GIVEN, pursuant to the Ordinances of the City of
Meridian and the laws of the State of Idaho, that Curtis and Tanya McQuilkin
has filed with the Zoning Administrator of the City of Meridian an application for a
Waiver from the Fence Ordinance regarding their property located at 2642 North
Rough Stone Place, Meridian, Idaho. The Applicant proposes that the fence will
be 10 feet from the sidewalk along Turtlecreek Drive.
Comments, either for or against, said application must be filed with the
Zoning Administrator within fifteen (15) days after the initial publication of this
notice and shall be addressed to Anna B. Powell, Zoning Administrator, City of
Meridian, 660 E. Watertower Ln., Suite #202, Meridian, Idaho. If there are
pertinent and compelling objections filed within the time allowed, the Zoning
Administrator may schedule a hearing on the application.
The property at 2642 North Rough Stone Place is more particularly
described as Lot 11 Block 17 of Turtle Creek Subdivision, Meridian, Ada County,
Idaho.

Dear Mr. and Mrs. McQuilkin:
This letter is in response to your fence waiver application for the property located at 2642 N.
Rough Place, Meridian, Idaho. In your application you asked to be allowed to reduce the
setback from 20 feet to 10 feet along W. Turtle Creek Drive.
\Ve received no comments from surrounding propelty owners, whom were notified in accord
with the City's Zoning and Development Ordinances.
The City has approved your Fence Waiver. The approved setback for the fence location will be
a minimum of ten feet from the street side property line, starting at the front edge of the house.
This approval is subject to the conditions noted below. Section 11-1-11 of the Meridian City
Code allows any aggrieved person to appeal this decision. All appeals shall be filed with the
Planning and Zoning Department within fifteen (15) days after the date of this letter.
1. The face of the fence shall be set a minimum of 10 feet from the propetty line along W.
Turtle Creek Drive.
2. You must landscape and maintain the ground area between the fence and sidewalk.
3. The board side of the fence shall face out toward the street(s).
4, You must obtain a building permit for your fence from the City of Meridian Building
Department prior to construction. You must also call for an inspection of the fence once
you have completed construction.

The City of Meridian has no jurisdiction in the enforcement of the provlslOns of your
subdivision's protective covenants. We recommend that you obtain approval from your
homeowner's association for this fence location. We also recommend that you contact Dig-Line
at 342-1585 to locate any underground utilities prior to digging or excavating for your fence
posts.
