RE: H-2022-0091 /300 N Linder Road/Linder Storage Condos
Feedback has been requested regarding Annexation with a Rezone from R1 (Estate Residential)
to I-L (Light Industrial) to allow for self-storage condos, within the Meridian Area of City
Impact.
Land Use
The Future Land Use Map for the Meridian Area of City Impact, as adopted by Ada County,
designates the site as Mixed-Use Commercial, which is primarily intended for a variety of
community-serving issues and residential uses. However, the City of Meridian's Future Land
Use Map designates the site as General Industrial, which allows a range of uses that support
industrial and commercial uses, such as warehouses, storage units, light manufacturing, flex,
and incidental retail and office uses. Therefore, the proposed development for self-storage
condos with the proposed zone of I-L is compatible with the Meridian Comprehensive Plan, as
adopted by Ada County.
Comprehensive Plan Goals and Policies
The proposal for self-storage condos is compatible with the following goals of the Meridian
Comprehensive Plan which encourages a variety of uses, including industrial and commercial
uses within the Meridian Area of City Impact.
Goal 3.06.00: Ensure a variety and balance of land uses to support the Meridian Area of City
Impact.
Goal 3.06.01 B:Monitor the amount and mix of industrial, commercial, and office areas needed
to meet the employment needs of the City.
