Ada County is supportive of the application due to the proximity of the site to existing public services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development to occur at urban densities within Areas of City Impact where public facilities are available. As the Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County,designates the site as Medium Density Residential, which is primarily intended for single-family homes at densities of three to eight dwelling units per acre, the proposed zoning of R-8 (Medium density Residential) is compatible with the comprehensive plan. The layout of the development also complies with many of the goals of the Meridian Comprehensive Plan with the proposal to dedicate over 22% of the site as open space is supported by Goal 3.07.02A, which encourages usable open space to be incorporated into residential subdivisions. The road connection proposed into the site from the north is in compliance by Goal 3.03.03C, which requires street connections between subdivisions at regular intervals to enhance connectivity and improve traffic flow, and the pedestrian connections provided to the east as well as along the proposed roadway are compatible with Goal 3.07.02C, which requires pedestrian access in all new development to link subdivisions together to promote neighborhood connectivity.
