RE: FENCE VARIANCE REQUEST - 2475 North Short RidQe Place.
Dear Mr. Hill:
The Fence Variance Committee of the City of Meridian, met at 4:30 P ,M., October 17, 2001 in City
Hall, to consider your request for a fence setback variance.
After due consideration, the Committee decided to allow a variance request for you to construct a six
(6) foot tall wooden fence in your side street setback area. No opposition to this variance request
was received from adjacent property owners, who were notified in accordance with City Ordinance
requirements of the variance request.
This approved fence location is as shown on the attached sketch and this approval is subject
to the following conditions:
1, The face of the fence shall be set a minimum of 10 feet from the yard side edge of sidewalk
along N, Marburg Avenue and W, Lonesome Dove Street.
2. The ground area between the fence and sidewalk shall be landscaped and maintained by
you.
3. The board side of the fence shall face out toward the street(s).
4. The City of Meridian has no jurisdiction in the enforcement of the provisions of your
subdivision's Protective Covenants. We therefore recommend that you obtain approval
from your Homeowner's Association for this fence location.
5. We also recommend that you contact Dig-Line at 342-1585 for location of underground
utilities prior to excavation for your fence posts.
6. Please obtain a building permit for your fence from the City of Meridian Building Department
prior to beginning construction. Please call for an inspection after the fence construction is
completed.

NOTICE OF HEARING
NOTICE IS HEREBY GIVEN, pursuant to 11-9-605 J. 10. of the revised
and compiled Ordinances of the City of Meridian, that the Fence Variance
Committee of the City of Meridian will hold a public hearing at the Meridian City
Hall, 33 East Idaho Street, Meridian, Idaho, at the hour of 4:30 P.M., on October
17, 2001, for the purpose of reviewing and considering the application of
Jonathan Hill for a variance from the Meridian Fence Ordinance at the property
legally described as follows: lot 14, Block 13 of Turtle Creek Subdivision and
known by the address of 2475 North Short Ridge Place. The applicant proposes
a reduction of the required distance from 20 feet to 10 feet.
The public is welcome. Testimony, objections, and comments will be
heard and considered by the Committee.
A written decision of the Committee will be issued to the Applicant, and
any person requesting in writing a copy of the decision will be furnished one.
Any aggrieved party may appeal the decision of the Committee directly to
the Meridian City Council pursuant to Section 11-2-416 G. 1.

equipment for the storage or disposition of such material shall be kept in a clean and
sanitary condition with such material being periodically disposed of as required by
appropriate local health authorities.
Fences - Hedges. No fence, wall, hedge, or shrub planting which obstructs sight
lines at elevation between 3 and 8 feet above roadways shall be placed or
permitted to remain on any comer lot within the triangular area formed by the
street property line and a line connecting them at points 25 feet from the
interse<ltion of the street property lines extended. The same sight line limitations
shall apply on any lot within ten (10) feet from the intersection of a street property
\ine with edge of a driveway or alley pavement. No tree shall be perrnitteto remain
within such distances of such interse<ltion unless the foliage line is maintained at
sufficient height to prevent obstruction of such sight lines, No fence, wall, hedge,
or slmlb planting which obstructs view shall be placed nearer to the front lot line
than twenty (20) feet nor to the street side yard of fifteen (1 5) feet, but in no case
closer to street than building setback line. Fences shall be constructed of dog
eared cedar pickets or other approved material. No fence shall be greater than six
(6) feet in height above street level. Fences must comply with city ordinance.
The following Lots have special restrictions on fences:

5.Block 9, Lot 2
6. Block 6, Lot 2
7. Block 8, Lots 2 and IS
2. Block 3, Lots 2 and 9
3. Block 4, Lots 2 and 1 0
No fence shall be built on the Turtle Creek Drive side of these lots and the
adjoining common area, Grantor may construct a fence along this boundary that
will visually enhance the subdivision at his option.
M. Landscaping, Within thirty (30) days after the completion of construction of the
building on a building lot (unless such time is extended by the Architectural
Committee for good cause) the Grantee of such lot shall install the landscaping,
Landscaping must include the
following:
I . Sod for front and side yards of comer lots
2. Sod for front yards of interior lots
3. All front yards to have at least two (2) approved trees having a diameter of
at least two (2) inches measured at six (6) inches above ground plane,
4. Sprinkler system front, side, and rear yards,
A grantee shall maintain the landscaping on his building lot in a neat and attractive
condition, including all necessary gardening to properly maintain and periodically
replace when necessary the trees, plants, grass and other vegetation.
