Dear Ms. Allen, Uploaded to the Project Dox portal, you will find the following updated documents for Sagarra Subdivision - the 17.49-acre, R-8 zoned medium density residential component of Orchard Park formerly known as Linder Village (H-2017-0088): 1. Preliminary Plat Open Space Exhibit 2. Preliminary Plat Landscape Plans 3. Preliminary Plat PUD Site Amenity Plan 4. CAD file 5. Concept Elevations for SFRs 6. Parking Diagram 7. Preliminary Plat Sagarra Subdivision 8. Sagarra Parking Analysis 9. Sagarra Sub Vicinity Map 10. Site Amenity Plan Sagarra is a 113 lot planned community surrounded by arterial and collector roadways to the north and west; and by the existing subdivision of Paramount to the south and east. The project features attached and detached single-family units and multifamily units. During our City Council hearing held on Tuesday, February 14th 2023 various aspects of our proposed development were discussed by City Council including: overall density, example elevations of single family homes, removal of parking from certain locations along public streets, applicability of the Planned Unit Development application. The uploaded documents should address the aforementioned discussion items. We have reduced density by seven (7) units - by removing nine (9) multifamily units and introducing one more two (2) unit townhome building. Example elevations have been updated to better reflect the single family homes we will construct. We have clarified the process for removing parking from ACHD rights of way with ACHD and removal of such spaces are reflected in the recently updated and uploaded Parking Diagram. Finally, the removal of units and resulting increase of open space and connectivity reinforces our meeting of the Purpose (UDC 11-7-1), Applicability (UDC 11-7-2) and Standards of a Planned Unit Development outlined in the Unified Development Code (UDC 11-7-4). Thank you for all of your help through this process. If there is any additional information you require prior to our next scheduled hearing, please don't hesitate to reach out. We look forward to working with you and the City Council to make Sagarra a success for the community. Best regards, Michael Slavin &Tony Tseng Lead Developers
