Ada County is supportive of the application due to the proximity of the site to existing public services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development to occur at urban densities within Areas of City Impact where public facilities are available. The application is compatible with the Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County, within the Ten Mile Interchange Specific Area Plan, which is intended to include a mixture of commercial, office and residential uses. As the proposed development includes a mixture of single-family dwellings, duplexes, and 6-plex apartment units, it is consistent with the Ten Mile Interchange Specific Area Plan, which designates the site as Medium-high density Residential, a designation which should include a mix of housing types, such as single-family homes, townhouses, duplexes, and apartments at densities of eight to fifteen units per acre. Therefore, the application is consistent with the Meridian Comprehensive Plan. The layout of the development also complies with many of the goals of the Meridian Comprehensive Plan with the proposal to dedicate over 11% of the site as open space, with a pool, covered patio with BBQ, a fire pit, playground, and dog park, are supported by Goal 2.01.01B which encourages opportunities for physical activity to be provided with new development; and Goal 3.07.02A, which encourages usable open space to be incorporated into residential subdivisions. The proposed mix of housing types, including a mix of single-family, duplex, and 6-plex units with one to three bedrooms, which are to be for rent, is compatible with Goal 3.07.011 which encourages a variety of housing types within the city which will be suitable for various income groups.
