I am writing in concern of the subdivision proposed off of Black Cat near Pine for 2 reasons.
First, based on the proposed map, the exit of this subdivision of 24 lots (potentially 50 cars or more) would create a
horrible intersection at a current railroad stop sign. The railroad stop sign already creates a lot of congestion around
Compass Charter School start times and dismissal times. Getting out of neighborhoods off of Pine and El Gato is difficult
most of the time. Massive housing projects off of Black Cat and Cherry and several more closer to Chinden are already
causing more traffic than the 2 lane Black Cat should have. Black Cat Road needs to be expanded now. Adding these
homes in Alexanders Landing at an already known choke point will create more back ups and difficulties for the
surrounding communities. Exiting off of Quarter Horse Drive is not a better option and should be discouraged as well.
Compass Charter School is a K-12 Charter. I am concerned about how new drivers would be able to handle this
potentially new intersection after a stop sign. It could be a blind turn and prone to accidents, especially for new,
inexperienced drivers.
Secondly, the housing lot sizes should be a better transition in housing sizes. They should be a transition between the lot
sizes of Chesterfield and Castlebrook and those across Black Cat along El Gato - that all have large lots of 5 acres each. I
would encourage these lots to be closer to a third to half acre each.
