- Proposed project requires Annexation and Zoning and
Preliminary Plat applications.
- Stub street to the east boundary will be required for future
connectivity; Staff supports utilizing the existing bridge and
access as an emergency only access until the public road
were to be extended to increase fire safety for the
subdivisions in this area.
- Cul-de-sac length is limited to 500 feet unless you obtain a
waiver from Council for up to 750 feet.
- Continue working with Kim Warren and NMID for any
requirements of the multi-use pathway along the east
boundary(i.e. where exact placement of pathway may be).
Generally, a 20' common lot outside of the irrigation
easement is required to contain both the pathway and the
landscaping but NMID may allow encroachment.
- Staff recommends providing more common open space lot
adjacent to open space proposed in Teakwood Sub. and to
be part of their HOA if possible. Staff presumes Commission
and Council will agree with this despite the connectivity
offered by the multi-use pathway. Open Space code would
require one area at least 5000 square feet in size that is
open and grassy.
- Overall density of project is concerning as newest proposal
is more dense than surrounding neighborhoods. Staff
recommends losing a lot along south boundary and west
boundary to better match with existing and abutting lots.
- Common drives allow no more than three (3) homes to take
access from the same side; proposed layout may meet the
letter of this code section but design may be determined to
be non-compliant.
- Ensure any lot not taking access from common drive has at
least 5 feet of landscaping between it and the common drive
(widen common drive lot and include additional 5 feet of
landscaping adjacent to lots not taking access).
- Coordinate with ACHD on minimum cul-de-sac dimensions.
- Maintain a great working relationship with all neighbors.

Wastewater Plan Review Notes Vicki Ly • Proposed flow is 154 gpd greater then the master plan.
Capacity is available at this time but the City makes no
guarantee that capacity will be available at the time
application submittal.
• Common Driveways with 4 or more lots need to have a
private sewer line that will be the responsibility of the HOA. A
manhole in the common driveway located at the property
boundary is required with a lid that states "Private".
• Ensure no permanent structures (trees, bushes, buildings,
carports, trash receptacle walls, fences, infiltration trenches,
light poles, etc.) are built within the utility easement.
• Ensure no sewer services cross infiltration trenches
