posted on the both sides.
-There will be one address assigned to the club house and
each multi-family structure will be assigned a letter identifier.

Fire Plan Review Notes Tom Walsh For MF portion, provide a fire access plan showing all turns
into and throughout the complex meeting 28 ft. inside and 48
ft. outside radius. 26 ft. wide roadways required if buildings
are more than 30 ft. in height.
Fire riser rooms required with one-hour construction with an
exterior door. Fire sprinkler system FDCs (Fire Dept.
Connections) required within 100 ft. to a fire hydrant. Please
show these locations with your civil plans.
Land Development Plan Review Steve O'Brien . We strongly encourage you phase the development plans
Notes to accommodate phased Certificate of Occupancy for the
buildings, The City requires all site development is
completed prior to the issuance of Certificate of Occupancy.
In order to phase occupancy on the multiple buildings, It is
recommended that you submit the projects Civil Plans for
review the following way:
•A master utility plan showing the entire site and phase lines
• Utility plans for each phase with a unique project name for
each AutoCAD of the entire site including phase lines
• Multiple Buildings Memo with signature.
To be considered complete a project must have:
•All final inspections (water, sewer, street lights, and
reclaimed water—as applicable), passed
• Final inspection letters submitted from the Civil Engineer
(Pressure Irrigation, Private Drainage, and Well
Abandonment—as applicable),
• Record drawings submitted and approved through Public
Works, 30 days prior to CO task list compellation.
•Warranty surety in place for all water and sewer mains,
• Documentation that permanent street signs and/or
apartment directional signs were installed
• Non-life safety items such as landscaping and amenities
maybe be excluded on a case by case basis with planning
approval and appropriate sureties in place.
If site development plans DO NOT show phasing, it indicates
that all development improvements must all be completed
prior to any Certificate of Occupancy to be issued for any
building within the site. There cannot be any leasing of any
building or apartments prior to the Project completion and
CO issued.
Legal Review Notes Kurt Starman Will require a development agreement per the UDC.
MFD Plan Review Notes Joe Bongiorno 26' drive aisles in the apartment areas if they are 3 story or
30'. The homes with the alleys shall have addresses on the
street and alley sides. 27' roadway shall be signed no
parking fire lane.

Planning Review Notes 1. Comply with the TMISAP.
2. Provide a mix of residential types as proposed.
3. Comply with the TN-R dimensional standards in Chapter
2.
4. Build the east/west collector road with the first phase of
development and include a detailed phasing plan.
5. Deed the small triangle property in the NEC to NMID as
discussed.
6. The entire area of the property must be annexed into the
City. The existing Franklin access must be maintained so the
adjacent County properties have access to a public street. If
this property is proposed to be deeded to the adjacent
property owners, staff will require a DA provision for this to
occur with the first phase of development. Verify ACHD will
not require this portion of the property to be dedicated ROW.
7. Extend the stub street from the Ascent development
unless it isn't required by ACHD or feasible per the
discussion during the meeting. If it isn't feasible to extend the
stub street, please explain in your narrative.
Wastewater Plan Review Notes Vicki Ly • Proposed flow is 9500 gpd greater then the master plan.
Capacity is available at this time but the City makes no
guarantee that capacity will be available at the time
application submittal.
Water Plan Review Notes Tyson Glock • There are multiple stubs to this site that need to be
connected to for looping purposes. See "Water Comments"

• Do not connect to the west. See"Water Comments" pdf.
•Water requires a 20' easement. Center main in easement.
• Water and sewer in parallel require a 30' easement.
Provide 10'from edge of easement to water main, 10'
separation between water/sewer, and 10'from edge of
easement to the sewer main.
•Applicant to provide easement and water main connection
along Zimmerman Ln between east and west property at
northern connection and easement for southern connection.

•Applicant to be mindful that no permanent structures are
allowed in easements as I see some potential conflicts when
connecting to the stubs from adjacent properties.
• Services up to water meters require a 20'easement.
Extend easement 10' past water meter. No structures in
easement.
• Each phase will need to be modeled independently to verify
adequate pressure.
• Water plan must be reviewed by public works.
