After due consideration. the Committee decided to allow construction of a six (6) foot tall wooden fence in the side street setback as shown on your submittal subject to the following: 1. The face of the fence shall be set ten (10) feet from the outside (your side) of the sidewalk. - 2. The area between the fence and sidewalk shall be landscaped and maintained by you. 3. The board side of the fence shall face Laughridge. 4. The City of Meridian has no jurisdiction in the enforcement of tpe prOVIsIons of your subdivisions Protective Covenants. Since this is a variance to a provision of your covenants we suggest you also contact your Homeowners Association. 5. If a fence is desired, plans for it shall be approved by the Board prior to construction. Fences shall be of good quality and workmanship and shall be properly finished and maintained. Fences may be built of wood, such as a 6-foot I dog-eared cedar. Chain link fences are not allowed except along ditches or retention pond areas. Fences shall not be built closer to the front of the lot than even with the front corner of the house, nor within 20 feet of any street rights of way. c) Rete!1tion Pond Fence. The fence around the retention pond/drainage basin contained in that common area lot (Lot 13'. Block 1) shall be maintained by the Association. 4.3.13 Construction Time. Once construction has begun, completion of each building or other improvement shall be diligently pursued and camp'leted wi thin 12 months. 4.3.14 Construction on Premises. No pre-existing dwelling ar pre-fabricated dwelling shall be moved onto any lot. All dwellings in this Subdivision must be constructed on the lot. 4.3.15 Sewer Locations. Hook-ups. All bathroom, sink and toilet facilities shall be located inside the dwelling, and connected by underground pipe to lot line sewer. All connection and sewer charges are the responsibility of the owner of each lot at the time of connection. 4.3.16 Antennae. No exterior radio antenna, television antenna, satellite' dish antenna or other antenna of any type shall be erected or maintained on the property unless it is located or screened in a manner acceptable to the Board. 4.3.17 No Further Subdivision.
