CC - Narrative SKYBREAK mom J_ Skybreak Neighborhood Narrative Attached for your review and favorable consideration is an application for a Final Plat Modification to the Skybreak Neighborhood located south of Lake Hazel on the east side of Eagle Road. We respectfully request approval of our request to combine two lots to create a larger lot suitable for a +/-4,000 sqft home. Due to the request of a potential buyer, we have decided to request a modification to the Skybreak Phase 1 Final Plat prior to recordation of the documents.This request would remove the lot line between lots 31 and 32, Block 3 creating a single 31,734 sqft lot. In discussions with the Ada County Surveyor on the best way to update the plat with the fewest changes to other accompanying documents, it was determined that a common lot would be divided into two lots to minimize the amount of lot renumbering that would need to take place. We divided the existing lot 34, block 3 into two lots. This will keep the total number of lots on the plat will stay the same but will change the buildable lots to 82 residential lots and 22 common lots.
