Good afternoon, I am writing with respect to the proposed development of a large apartment building in Orchard Park. I am very concerned about the congestion this will immediately cause, both on the roads and in the shops and restaurants in Orchard Park and surrounding area. I am also concerned with the impact on property values in the immediate vicinity. What happens at Orchard Park directly impacts my family and the families around us. I appreciate the need for affordable housing. However, consistent with the national trend, the Meridian housing market is experiencing a significant downward correction. There is every indication this correction will continue if not accelerate for the foreseeable future. As property values drop to historic year-over-year lows, so, too, will barriers to entry for young professionals and young families. Even if that scenario does not materialize for everyone, the rental market will undoubtedly grow, as homeowners with locked-in interest rates will be loathe to part with properties now worth far less. Rather than sell, many homeowners who must move elsewhere will rent out their homes in the area. The zoning and planning decisions made now will reverberate throughout this community for years to come. It is critically important to get this right. Thank you for your time and consideration.
