CC - Narrative Chrysalis a August 20,2022 City of Meridian—Community Development Attn:Planning Division—Jospeh Dodson 33 East Broadway Avenue,Suite 102 T' Meridian,Idaho 83642 Re: Development Agreement Modification—Jennie's Village(Fairview Retail) Dear Planner: Thank you, for the opportunity to present our request for Development Agreement Modification for Jennie's Village (previously referenced as Fairview Retail).Our property is located at 2365 East Fairview Avenue in Meridian and is adjacent to existing retail and commercial uses. The property in question is currently designated with the original blanket Development Agreement conditions that require a conditional use for all allowed uses within the C-G zone.Our intended and proposed uses for our project include general retail,restaurant,and restaurant with drive-thru,all allowed within the C-G zone.The project will include(3)buildings using a phased approach.The access to the property is from the North at Fairview Avenue and is a shared access drive way,we intend to maintain this condition.The drive-thru building is identified as being more than 300'away from an existing drive through located at 2499 East Fairview,therefore we believe our proposed drive thru use is allowed in the proposed configuration. We request development agreement modification to remove the original blanket development agreement and simply allow the uses allowed within the City of Meridian zoning code.
