Caleb- I greatly appreciate you taking the time to discuss Meridian growth overall philosophy as well as explaining planning specifics. You were generous with your time and insights which help me appreciate what the city is doing to manage growth and to help ensure it is reasonable and balanced. Thank you for addressing my concerns...seems public service is alive and well. I believe it would be easier to discuss this with you, rather than trying to address each of your concerns in an email. I’d be happy to meet with you when you have some time, either in person, over the phone or virtually. Please let me know when you have some time (30 minutes or so) to discuss and I’ll get us scheduled. Looking forward to the conversation. Caleb C. All- Readdressing the planned development by Hubble Homes on Locust Grove behind Meridian Fire Station 3. I understand the property in question has not been sold/transferred ownership, has not been annexed, and remains in a medium density zone (~3-8 dwellings per acre). After a cursory search it appears there are currently ~40 homes for sale in zip code 83646. Walking around the neighborhood I see homes that have not sold for many weeks. The market is shifting back to a less heated, slower sales mode and demand is lower for single family homes. I note the Meridian City Plan is anticipating growth to approximately 160,000 residents which is based on previous growth estimates and significant growth over the past few years. Wondering what the desired end state of Meridian population is particularly given the confines of city boundaries. Has the city planning department determined what the tipping point is for the ability to support growth to the 160k level? That is, has an optimal population been determined for support? Without raising taxes can the city provide reasonable fire and police response? Can our surface roads support anticipated traffic loads? Schools and other city facilities? In short, what will the city gain by approving the Hubble development in question against the additional costs of supporting the growth of 22 homes and 44 vehicles. Has a cost benefit analysis been conducted to determine the city revenue benefit v. associated support costs? We all want to live in the Meridian we have come to know and love. But unchecked growth will surely ruin the quality of life we have paid for and expect. I look forward to your response on managed growth to ensure we don't approve projects that will further clog roads, cause slower fire and police response times, and end up creating scenes similar to those found in Southern California or other large metropolitan areas.
