Re:Seasons at Meridian - Phase II—2600 E.Overland Road
Dear City of Meridian City Council Members,
I am writing on behalf of WinCo Foods to express our continued support for the Seasons at Meridian -
Phase II development by the Morgan Stonehill Development Company.
As you know, WinCo originally purchased this site strategically to relocate our store at 1050 S. Progress
Ave when we opened our newest store at Chinden&Linder Rds. What no one anticipated was the impact
COVID would have on the phenomenal housing growth in the Treasure Valley and more specifically,
Meridian. Due to that rapid growth,closing 1050 S. Progress(WinCo#48)to relocate it no longer became
economically feasible. In fact, the growing success of both Chinden & Linder and 1050 S. Progress has
prompted the planned near term remodel of#48. This older Meridian store will receive a full remodel as
soon as we can finalize design, permit and build it. Also, of significant interest, all of the
ongoingplanned/future housing growth in the City of Meridian will likely promote WinCo adding a 3`d new
store south of 1-84 in south Meridian in the forseeable future. This revised new store strategy is a "win-
win"for WinCo and Meridian as rather than close/relocate one store (#48)and open two new stores,our
plan is too ultimately have two new stores (N. Meridian —Chinden & Linder and one in south Meridian)
and fully remodel#48.
Given the increasingly high demand for housing, the property at 2600 E. Overland Road is a perfect infill
location for a Class A multi-family project that will further increase the high-quality development in this
neighborhood. Based on our history with Morgan Stonehill, we believe in their business model for this
site, the quality of their developments, and their ability to execute. We encourage you to approve this
project.
