To whom it may concern, We are voicing our concerns with the current proposal of Kingstown Subdivision. I strongly urge this proposal be declined and request the developer resubmit a plan that is more conforming with the surrounding neighborhoods. Dear Planning and Zoning Commission, We are writing you regarding the Kingstown subdivision. We live in Alpine Pointe; we are very concerned about the negative impact the current proposal has on our neighborhood. Specifically, residential density and newly created traffic patterns. The current residential density for Kingstown subdivision is much higher than abutting neighborhoods as noted in the parcels exhibit below. 1 Kingstown subdivision needs an appropriate residential density makeup aligning closer with abutting north and south lots. As it currently stands, the majority of Kingstown subdivision lots are 4,000-5,250 sq ft., neighboring lots are 10,000+ sq ft. To buffer the abutting residential zones, all Kingstown lots should have a minimum size of 8,000 sq ft. Traffic is another major concern due to the new traffic pattern Kingstown subdivision creates. As mentioned by others, traffic continues to increase through Alpine Pointe. We frequently get cut through traffic from Eagle Rd, McMillan Rd, and current connecting neighborhoods. This new connector will bring a significant increase in traffic flow through our neighborhood. This connector allows Champion Park (325+ homes), Summerfield (215+ homes), various other neighborhoods, Meridian technical charter school, Meridian medical arts school, and discovery elementary easy access to Eagle Rd and McMillan Rd via N Rouge River Way and Wainwright Dr. Alpine Pointe subdivision will easily experience 200-300+ new cars trips each day. Additionally, this traffic increase doesn’t account for future projects and the possible connector road off wainwright that would create more car volume from the existing commercial businesses, high density town homes, and proposed apartment complex. I urge the planning and zoning commission to re-evaluate connectivity/traffic patterns created by Kingstown subdivision. I feel it would be best to keep traffic patterns flowing South and North and not permit vehicle connection via N Conley Ave (Champion Park). A fire access lane with pedestrian access could be created on the south or north side of Kingstown subdivision which would help keep traffic patterns as is. 2 Sincerely, Zach and Candace Reinhardt 3
