I just read about it on the P&Z website and came here to see what I could find, low and behold yours was the very first message when I opened up nextdoor! While we cant attend the meeting on the 20th due to prior commitments, we will do what we can beforehand. Its a foolish and moneygrubbing plan with serious traffic problems for Victory, Stoddard, and for the potential impacts in the future should other builders wish to do similar homes along Victory. At the VERY least (while a nature reserve wold be fabulous in that area and I would much prefer that!!!) if homes are to eventually be built, ACHD needs to fix the road first and make it straight. Yeah at a very minimum if you could submit public comments to the city as per the guidance that would be wonderful. I realize people have commitments, will just try to encourage as many people as possible to attend the meeting that day. And just on a sidenote regarding the S-curve in the road near Mouradian, it's essentially not in the cards to straighten that section of the road. The reason being is that you have the canal which cannot be encroached upon. In fact with his development, there may be a bit of contention between what the developer wants to do with easement to the canal versus what Nampa Meridian Irrigation District wants. He was thrilled with all the info and the great history about the canal on the nature reserve link you shared... if only we could get that put there instead he would be in 7th heaven (so would I, instead of having to drive to one in Boise, Nampa or Caldwell, we could go for a walk from home!). Hubby was thinking to straighten the road they could build a bridge over the canal? Is that not something that could be done via eminent domain? This happens to me at least once a day. The proposed access locations for this development are terrible - right in the middle of the pileup! We have fought 3 large developments that would be directly on our back fence line, in the 3 years we've owned our home. Developers and corporate land owners are thinking the squeaky wheel will eventually get greased. They are only trying to squeeze out the maximum amount of profit margin from whatever land they can gobble up. Developers only care about getting as much money as possible for the land owner. They have ZERO consideration for the surrounding neighborhood. So they will keep trying. What I'm confused about is the politics of it. If cities/counties say NO why can't that NO stick? Uncontrolled overdevelopment is harmful in more ways than one can imagine. When these greedy landowners come before boards without having planned for that development, the boards should toss then request out immediately. What would make the boards reconsider the request? I understand the need for affordable housing, but considering the amount of apartment developments already being built in our area, and the fact that NONE of it is affordable to low income, this development is only trying to cash in on the wave. It is a known fact that Meridian Rd is going to see a tremendous amount of development to Kuna over the next 20 years. Planners are already accounting for this, and has said they expect it to become the next "Eagle Rd", so putting in a nature reserve in this plot would be a greater benefit to all who live her and the surrounding area. This area could be used to for many educational purposes, and help preserve the last remaining stretch of the canal in its original condition. I will happily support this endeavor and do what I can to help out. Wish I was going to be in town for the city council meeting. Location of proposed ingress egress outlet will call traffic wrecks. This one reason should be enough to nix the development. But if you need another reason: The developer will be retaining ownership of all the homes (yes, they will be rental homes, an entire subdivision of them). So 100+ rentals. Not affordable rentals either---everyday rentals at market rate. You are spot on with the fact that it will never be "affordable". They will maximize it at market value. Ball Ventures owns this property. If you visit their website, their mission statement says it all. Here is direct quote. "At Ball Ventures, we can Do Anything. We are a privately held company focused on commercial real estate investment, development, and private equity investments". Note that they said they can "do anything". It is that presumption that Ball ventures and other large corporate and commercial developers believe they can operate. But as a large group of residence and neighboring communities we to have a large voice. I encourage y'all to send your comments to the city and to appear at the October 20 meeting at City Hall at 6 PM. We live on Alfani way the traffic and crime will be horrific. I would say that I've had the opportunity to be part of several campaigns where we've pushed back on both city driven changes as well as commercial developers. In some cases they're very difficult and in other cases they're fairly clear cut as to why it is not responsible development. I would encourage everyone in this particular case to engage. There are some moderate to serious issues with their development that were raised in 2020 that still exist with this current 2022 plan so I'm a bit more optimistic about being able to oppose this and hopefully have the city decline it.just remember there are only two choices and that do nothing or get engaged and get involved as you have indicated you will. It's difficult to stay on top of the many developments the city is considering and approving. I agree with your comments about responsible planning and believe our city planners and council seem fairly insensitive to the densities of the many developments they're approving. If the city wants affordable housing, why not encourage the building of homes that are priced in affordable ranges vs. approving yet another high density rental community which is a cash cow for the land owners/developers yet does nothing to help people attain home ownership. It's quite amazing to see how many rental home and apartment communities the city is approving vs. using some creativity to encourage affordable home ownership. I should mention this is the challenge we face as a city that small acre parcels are being sold for developers to build. It is with sadness that many who live around this area see this happening. There are two other neighboring properties that are south of this who will see their property encroached on. The sale of this land was a unique circumstance that owners family wanted to maximize profits. Who could blame them. There are some I know who would have jumped to but the entire plot. That's one of the rich aspects of this land as well as all of the birds and water fowl. there are many who are very interested in the alternative use of this land and preserve it as a nature preserve. Of course we realize that is a fairly large financial lift to accomplish. The current landowner could certainly gain a lot of good will being that they are a significantly large developer here in Treasure Valley. I think Many will find the proposal of high density rental units in the midst of low and medium density residential areas is not a good fit. I hope you're able to submit your comments to the city of Meridian, as well as attend the meeting on October 20 at 6 PM. Also signing a petition in opposition of this would be fantastic. The only way in and out of it would be directly across from Strada Bellissima off Victory Road. It's already congested both morning and evening when people are heading out for work and when returning from work. It's impossible to turn left on to Victory when exiting Strada Bellissima - unless a kind person, that is already backed up at the light, is kind enough to let you pull in front of them. And aside from traffic issues, what schools are their children suppose to go to. Schools are already above capacity and children are being bused to other areas. Sadly very few have actually taken the time to follow through to let the city know via an email to the city clerk. As of this morning only 12 Meridian residents have taken that action. If the city does not hear from you soon, please do not complain on here about the traffic, school crowding, or any other negative outcomes. All comments sent in are made public in 2 days. I think one of the most powerful messages we can send the city as well as the developer is to equal or top that many responses from the community. Now is not the time to fizzle out, now is the time to step up. It literally will take you five maybe 10 minutes out of your day to compose a quick email expressing in your words whatever concerns you have.
