I am writing to oppose Klein Huis at Victory and Meridian AZ, CUP H-2022-0051. It is very upsetting how the City of Meridian continues
to consider and allow rezoning for developers. The developers know the code and zone of a property before purchasing.
Most of these "re-zoned" lands are used to build homes/apartments and multi-units.
I heard about this particular property via a phone call meeting in April of 2020. There were plans to re-zone the property to develop
apartments. The City of Meridian opposed the change at that time and again opposed the building of apartments in August of 2020.
After learning more about the current development and plans, it is clear that it needs to be stopped again. There are many
environmental reasons, like the 43 species of birds that live on this property, but I am listing issues that affect the surrounding homes:
1. The first thing that makes me leery is the need to rezone the property. That indicates that the initial planned use doesn't
benefit the developer. It also tells me that the change is likely not to fit the surrounding zoning. R15 is not the same as the
surrounding zoning. The homes in the adjoining area are higher end homes and the rentals proposed will only bring down the
value. I think the developer is being disingenuous and being they don't even live in Idaho, do not care about destroying the
Meridian community.
2. Traffic from this development is by its very nature much higher due to the density of dwellings. The Meridian/Victory
Intersection is already congested with all the growth. One driveway in and out of this newly proposed property will create a
huge amount of congestion.
Many of these rental dwellers will be using
our neighborhood, Bear Creek and Strada Bellisima as well as other surrounding areas, as a cut through to get around the traffic on
Meridian. We have kids and pets who play in this area.
How many of them will have to be hurt or maimed
before the city council rethinks that making more money off the developer was not more important than keeping an existing
neighborhood safe.
The schools in our area are already full to capacity. Children from these rentals will want to go to school in this area so the schools will
be even further over filled
4. There is no connectivity option from surrounding neighborhoods. This build will be a rental only stand alone community. All other
subdivisions flow from one neighborhood to the other.
