Dear Planning and Zoning Committee Members, City of Meridian,
I am writing in opposition to The Klein Huis Develpment company's (H-2022-0051) application to annex and
rezone 18.6 acres at S Meridan and W Victory Roads for rental unit development.
This land was designated for single family homes, not multi-family homes. The area does not meet the criteria
for heavy use as infrastructure for this kind of development does not exist in this area. There is not the public
transportation nor the accessibility to nearby shopping areas here. The area is already extremely congested
with traffic and has a school bus stop in very close proximity. The kind of traffic that will be present will
increase astronomically with this project. The ACHD 2020 evaluation of this area stated there were 1,410
residents across seven subdivisions in close proximity to the intersection and that Klein Huis will add another
1340 vehicle trips per day. In addition, there is only one entry and exit road for this project and it is directly
across from that of the Strada Bellissima subdivision only 645 ft from the Meridian and Victory Roads
intersection.
Within a 2.5-mile radius from this area, 11 complexes with over 3200 units have been developed since 2015.
This has overburdened traffic patterns and the school system. The West Ada School District report of 2020
stated that schools were already at or over capacity.
I am very concerned about my property value dropping. I'm sure my property taxes won't decrease
commensurately.
Renters are usually transitory and have less ties to the community. This is a negative for our community.
Most tragically, this would destroy a beautiful natural open space that is home to many bird species. It could
also negatively impact the historic Ridenbaugh canal, integral as lifeblood to the Treasure Valley. There is a
move to turn this area into a Nature Reserve which would not only preserve the wildlife in the area and
protect the Ridenbaugh canal but would also provide educational opportunities and bird watching
opportunities.
In August of 2020, the Dity of Meridian denied an almost identical application for this parcel's uses because it
was inappropriate to designated this as a medium high-density use, R15 density is too large for surrounding
uses, and for traffic/roadway and safety concerns. Nothing has really changed since then that should allow this
application to go forward.
I respectfully request that this application be denied and have signed my name to a petition to that effect.
