Meridian Planning and Zoning Commission, I am writing in opposition to the Klein Huis Development AZ, CUP-H-2022-0051 that is being proposed near the Victory Rd and Meridian Rd intersection. I am not opposed to all development or affordable higher density housing. However, development needs to be done in a manner that allows both traffic infrastructure and school development to keep up. I have lived here for almost 7 years and I have watched the area around my home in Bear Creek go from an area with adequate roads and infrastructure to an area that is extremely frustrating to drive in. On an almost daily basis I witness near miss accidents due to the influx of drivers leading to increased traffic and impatience. The traffic “fixes” that have been put in place do not address the underlying issue and in some cases have lead to more dangerous driving to get around the barriers. Adding additional drivers to the area would only amplify the issue. While I understand this Commission is not responsible for roads, this Commission should consider the infrastructure currently available when approving housing that is higher density than the original intent of the land. The schools in this area are already overcrowded and without schools to support children who are moving into the area, it is irresponsible to approve additional housing. Our kids deserve an education in a school that can support them, with the current overcrowding and long bus rides that kids in the area have to take to get to school, it isn’t helping the situation to add more children into an area without a plan (with money already approved) to have schools and teachers available. Lastly, like I said in the beginning, I am not opposed to developments and affordable housing. I think that it is important for a city to have affordable housing available to its residents and rising rents are driving many long time residents out of the Treasure Valley. I have not seen anything that this would be more affordable than the other apartments in the area. There are a lot of apartment complexes in the area near where this development is. Many of them have units available to rent. There is not a lack of available housing there is a lack of affordable housing. This development would not address that issue. Unless there is a funded plan that will be completed prior to development to address both the lack of infrastructure and schools to support this new development, I would ask that the Commission deny this development. 1 Sincerely, Dr. Kimberly Hecht 2
