SPECIAL WARRANTY DEED
For good and valuable consideration, the receipt of which is hereby acknowledged,
COTTAGE INVESTORS II, LLC, an Idaho limited liability company ("Grantor"), conveys
and specially warrants to COTTAGES SENIOR LIVING II LLC, an Idaho limited liability
company ("Grantee"), whose address is 1079 S. Ancona Ave., Suite 110, Eagle, Idaho 83616,
and its successors and assigns forever the following described real property in Ada County,
Idaho:
See Exhibit A attached hereto and incorporated by this reference and
subject to the attached permitted exceptions.
AND FURTHER SUBJECT TO taxes and assessments for the year 2019
and all subsequent years, together with any and all existing easements,
rights -of -way, reservations, restrictions and encumbrances of record, and
to all zoning laws and ordinances.
This conveyance shall include any and all estate, right, title, interest, appurtenances,
tenements, hereditaments, reversions, remainders, easements, rents, issues, profits, rights -of -way
and water rights in anywise appertaining to the property herein described as well in law as in
equity.
The Grantor covenants to the Grantee that Grantor is the owner in fee simple of said
property; that the property are free from encumbrances created or suffered by the Grantor,
excepting those as may be herein set forth, and excepting those of record, and that Grantor will
warrant and defend the same from all lawful claims of or through Grantor, but none other.

official records of Ada County, Idaho, lying in the West half of Section 35, Township 4 North,
Range I West, Boise Meridian, City of Meridian, Ada County, Idaho.
Parcel II:
A 25 foot wide cross access easement over and across the Easterly 25 feet of Lots 2, 3 and 4 of
Block 6 of Bridgetower Crossing Subdivision No. 2, according to the official plat thereof, filed
in Book 86 of Plats at Pages 9641 through 9643, Instrument No. 103 03956 1, records of Ada
County, Idaho. Said cross access easement was created by the aforementioned plat and
Supplement Declaration of Covenants, Conditions, and Restrictions for the Bridgetower
Crossing Subdivision No. 2, recorded April 14, 2003, as Instrument No. 103062005, records of
