My name is Joanne (Jo) Phillips and I reside at 291 W Fortini Street, Meridian in the Strada Bellissima Subdivision (directly across Victory). I strongly oppose the planned project H-2022-0051 at the corner of Victory and Meridian. Reasons for my opposition are stated below: 1. August of 2020, the City of Meridian DECLINED a similar development proposal by Ball Ventures which included changing the zoning from Medium Housing Density Development to Medium High Density Development because it was too large for surrounding uses and would of resulted in serious Traffic, Roadway, and Public Safety Challenges. 2. The new development proposal would have the same effects as above as it would only have one access to and from the development which is directly across from Strada Bellissima onto Victory Road. Currently, there are only two access points to Meridian Highway from Strada Bellissima Subdivision; Maestra and Victory Rd. Maestra is too dangerous to make a left onto Victory. Victory is currently bottlenecked and backed up 1.5 to 2 miles from the intersection at Meridian during rush hours making it dangerous and very difficult to turn onto from Strada Bellissima. With all the added development off Victory Road this problem has only gotten worse since Ball Ventures' first development proposal 10/20/22. I feel that this development proposal should not have been entertained by Planning and Zoning given the last denial. The fact that it was makes one wonder why. Meridian Officials are there to protect the citizens and when it appears they are not, one wonders if there are backdoor politics and/or payoffs happening. This development project which would create extreme added traffic congestion for the location with inadequate roads would be an extreme public safety problem. It would increase traffic in Strada Bellissima which like many other subdivisions have children playing and sometimes crossing streets. It would make the intersection of Victory and Meridian even more hazardous for pedestrians. It would cause more accidents with red light runners. Heaven forbid that you vote this in and we have future citizens injured or killed due to the amount of traffic passing through over speed limits due to frustration of trying to get to work on time and unable to. Why on earth would you even consider approving a zoning change under these circumstances? The negatives certainly outweigh any positives you may present. Ball Ventures is certainly financially capable of purchasing a piece of property at another location that is zoned in conformance with this type of development and should not receive special accommodations which would negatively affect public safety, but positively affect its income stream!
