Below are my written responses to the staff report. Also below is a link to my PowerPoint for tonight, a revised
preliminary plat and landscape plan per the conditions of approval.

Staff Report Comments:
Add a 5-foot wide sidewalk to either side of the Lot 14 common drive to connect it to the local street sidewalk and
proposed micro-path in Lot 15 common lot.
We have removed the proposed pathway, therefore a sidewalk on the common drive is not needed. We ask that
this condition be removed from the staff report.
Depict the required 10-foot wide multi-use pathway along S. Stoddard Road and place it at least four (4) feet outside
of the ultimate curb and gutter location to allow for landscaping on both sides of the pathway. Prior to the City
Engineer’s signature on the final plat for Phase 1, a 14-foot wide public pedestrian easement shall be submitted to the
Planning Division and recorded for the multi-use pathway as required by the Park’s Department, unless ACHD
requires one.
We ask that the condition gets revised to match the existing pathway widths on Stoddard, so our development
blends in nicely with the existing developments.
Prior to the Commission hearing, the Applicant shall verify the location of the irrigation ditch along the south
boundary to determine if it is on the subject property; if the said ditch is proven to be on the subject property, the
Applicant should revise any relevant plans to depict this ditch as being piped prior to the City Council hearing in
accord with UDC 11-3A-6B.
We have revised the preliminary plat drawings and corrected the location and future plans for the irrigation
ditch. Attached is an exhibit showing the solution.
