I am opposed to the rezoning of the property at the corner of S Meridian Rd. and W Victory Rd.
as a change to high density would not be in line with the original plans that the city has put into
place for the growth of our community.
Building in excess of a 130 plus unit for rent dwelling does harm to the well being of surrounding
areas as many of the people opposed have already stated. Some are a follows:
1- Increase in traffic in my opinion creating a bottleneck at the corner of not only W Victory Rd.
and S Meridian Rd. but also at W Victory Rd and S Alfani Way. This increase would likely lend
itself to creating additional traffic through the adjacent neighborhoods endangering our children.
2- Rather than the change to the zoning with no chance of preserving the natural open space it
would be wise to keep it zoned as it is with the hope that some of the natural open space could
be preserved in some manner.
3- We already have overcrowding in our schools. The higher density plan would further
exacerbate this issue which as far as I know has no solutions that are pending.
I believe in 2020 that the decision to keep the project from going forward was the correct
decision, since not much has changed in the new proposal it should also not be considered.
In paan English the Klein Huis Development : AZ, CUP H-2022-0051 should not be allowed and
development if it must happen be done in the current guidelines.
