Dear Commissioners,
The purpose of this email is to share my thoughts, perspective and opposition to the
application for re-zone and annexation for the above referenced property.
This property is approximately 17 Acres, and the applicant is proposing 134 high-density,
Multi-Family Rental Units, + 290 off street parking spaces, probable occupancy of 300
residents.
I have read with interest the documentation presented by the applicant, agencies, and P & Z
Staff. I have also read the public comments to this application, with all of them opposed to
approving the application. I hope that each of you take the time to read the public responses
and deep concerns that have been received.
The recurring concerns have been:
Increased traffic… as a result of the new and pending subdivisions off of Victory
Road between Meridian Road and Ten Mile, there has been created an absolute
traffic nightmare. This poorly designed project will add an additional 1,340 vehicle
trips per day! In addition, it is my understanding that the only point of ingress and
egress will be on Victory Road, directly across from Alfani Way, the entrance into
the Strada Bellissima subdivision.
Safety for children… who use the school bus stops on Victory Rd., and the park in
Strada Bellissima, as additional cars will take shortcuts through the Strada
Bellissima neighborhood to avoid traffic.
Overcrowded schools… that are at or exceed their maximum capacity, with no
remedy in sight.

Transit…There is no public transit within a mile and a half of the property, leading
to more traffic.
Incompatibility…The proposed application for annexation and request for
rezoning, would create a huge imbalance in absolute contrast to the nearby
residential subdivisions, consisting of low-density single-family homes.
Effect on Property Values…It is widely felt that the approval of this rezoning
application, and subsequent building of the high-density, multi-family rental units,
extreme school overcrowding, traffic congestion, and the historical blighting that
comes from this type of development, will have an adverse effect on local
property values.
Additional Comments from the MCP:
3.03.03D Requires all development to be consistent with Future Land Use Map
designations for the property. With rezoning approval, this will not be the case
3.05.00 Ensure that all planning, zoning and land use decisions balance the
interests of the community by protecting private property rights for current citizens
and future generations. With rezoning approval, this will not be the case
3.05.01C Preserve private property rights and values by enforcing regulations that
will prevent and mitigate against incompatible and detrimental neighboring
uses. With rezoning approval, this will not be the case
Bottom Line –
There is absolutely no value to any of the residents/ property owners within the area
of impact of these proposed High-Density, Multi-Family Rental Units. No value, just
detriment.
I have been in contact with many residents in South Meridian who feel that Local
Leadership, Planning and Zoning and the City Council do not listen to or want their
input! I challenge you to change their minds, and do the right thing…deny the
rezone and annexation application!
This is the wrong project, in the wrong location at the wrong time!
