The City of Meridian has requested feedback regarding the proposed annexation with zoning
of R-4 (Medium-low density Residential) and R-8 (Medium density Residential), and a
preliminary plat consisting of 65 single-family homes for the Alden Ridge Subdivision on 21.7-
acres. The site is generally located north of Chinden Boulevard and east of SH-16, more
specifically at 7000 N Pollard Lane, within the City's Area of City Impact.
Ada County is supportive of the application due to the proximity of the site to existing public
services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development
to occur at urban densities within Areas of City Impact where public facilities are available. As
the overall density of the site is proposed to be 2.97 units per acre, the application is also
compatible with the Future Land Use Map of the Meridian Comprehensive Plan, as adopted by
Ada County,which designates the site as Low Density Residential, which is primarily intended
for single-family homes at densities of three dwelling units or less per acre.
The layout of the development also complies with many of the goals of the Meridian
Comprehensive Plan. The proposal to dedicate over 14% of the site as open space, which will
include pedestrian pathways, a community pool, and a picnic area is supported by Goal
3.07.02A of the Meridian Comprehensive Plan, as adopted by Ada County, which encourages
usable open space be incorporated into new residential subdivisions, and Goal 2.01.01B, which
encourages opportunities for physical activity to be provided with new development.
The road connection proposed to the south and east is in compliance by Goal 3.03.03C, which
requires street connections between subdivisions at regular intervals to enhance connectivity
and improve traffic flow, as well as the pedestrian connections provided to the south and east
are compatible with Goal 3.07.02C, which requires pedestrian access in all new development
to link subdivisions together to promote neighborhood connectivity.
