Bill, I went through the proposed UDC changes quite thoroughly in July for an in-house review but realize that I did not comment directly to staff. But, noting the up-coming hearing, I offer a few thoughts regarding the changes which . . . Don’t . . . - Address a specific standard for A-Q community parking standards; still depends on bedrooms \[pgs. 4-5\] - Clarify private streets in specific R-2/4/8 zones—but added “located in residential district.” \[pg. 5\] - Increase gated communities beyond 100 d.u.’s UNLESS by PUD \[pg. 6\] - Define “enhanced” buffers that “may count towards the required baseline open space” \[pg. 10\] Do . . . - (still) Require 1 gate for every 50 d.u.’s \[pg. 6\] o That would have been very difficult to do in our Bainbridge and Century Farm Cadence projects - Add a note to 11-3C-6 parking standards exempting non-res amenity structures in MF dev \[pg. 4\] 1 Confuse . . . - Live/work units are added to Use Tables in residential and commercial districts, then - - - o Made it a CUP in R-15, R-40, L-O and C-G BUT “permitted” in C-N and C-C \[pgs. 1-2\] ▪ Why is the CUP required in C-G? At this point, my most significant concern is for a specific, realistic parking standard for age-qualified projects.
