I can't remember for the FE, but I thought it was fairly general for civil. My background is a little unique, so I took the Others discipline FE. Good luck to him! I thought about this some more, we won't require a study for this application if the commercial is remaining the same. Ideally we would want the access points onto Fairview removed and access taken off 3rd Street per Policy with this application, but I think we could allow the driveways to remain since the uses aren't changing at this time. The driveways would definitely need to be adjusted to meet Policy in the future when the commercial parcels are redeveloped, and I recommend that a cross access easement be provided between the commercial properties with this plat so the Idaho Pizza parcel can access 3rd Street when that parcel is redeveloped in the future. Depending on what those parcels are redeveloped for in the future, we may require a traffic impact study with those applications. Please let me know if you have any questions. A TIS won't be necessary. We may require that some access points onto Fairview Avenue be restricted or closed with the future plat for the commercial development. Per Policy, all access should be taken from 3rd Street. I can't tell on the plan provided if you are going to keep those access points on Fairview Avenue or close them, but when you have a more detailed plan you can send it over and I can provide some feedback.
