The City of Meridian has requested feedback regarding an annexation and rezone to R-15
(Medium-high density Residential), R-40 (High density Residential), and C-G (General Retail
and Service Commercial), and a preliminary plat consisting of 81 townhome units, 250 multi-
family units,and three commercial lots on 40.05-acres located on the northwest corner of Ustick
Road and McDermott Road.
Ada County is supportive of the proposed annexation as it is compatible with Goal 2.2 of the
Ada County Comprehensive Plan, which encourages urban development be directed to Areas
of City Impact where investments in urban services have already been made.
The Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County,
designates the site as Mixed-Use Regional, which is intended to provide a mix of employment,
retail,residential dwellings, and public uses near major arterial intersections, and as the general
intersecting area includes the new proposed SH-16 extension, it is supported by the proposed
mixed-use residential and commercial development.
The proposed mixed-use development is supported by many goals of the Meridian
comprehensive plan, as adopted by Ada County. Goal 2.01.00, which encourages a balance and
integration of diverse housing and neighborhood types, and Goal 2.01.01, which encourages
diverse housing options for various income levels,household sizes, and lifestyle preferences as
well as Goal 3.06.02, which encourages an appropriate mix of land uses that ensures
connectivity, livability, and economic vitality.
The layout of the development also complies with many of the goals of the Meridian
Comprehensive Plan. The proposal to dedicate over 32%of the site as open space is compatible
with Goal 2.01.01B, which encourages opportunities for physical activity to be provided with
new development, and Goal 3.07.02A, which encourages usable open space to be incorporated
into residential subdivisions.
