The City of Meridian has requested feedback regarding the proposed annexation with zoning
of R-15 (Medium-high density Residential) and a preliminary plat for the Klein Haus
Subdivision,which will consist of 134 attached single-family(for-rent)dwelling units on 16.81-
acres located on Parcels: S 1224449150, S 1225110140, S 1225110120, S 1225110102,
S 1225110062, generally located on the SWC of Victory Road and SH-69/Meridian Road,
within the City's Area of City Impact.
Ada County is supportive of the application due to the proximity of the site to existing public
services. Goal 2.2f of the Ada County Comprehensive Plan, which encourages residential
development to occur at urban densities within Areas of City Impact where public facilities are
available. Although the project is proposed to be rezoned to R-15,the overall density of the site
is proposed to be 8-units per acre, the application is also compatible with the Future Land Use
Map of the Meridian Comprehensive Plan, as adopted by Ada County, which designates the
site as Medium Density Residential, which is primarily intended for single-family homes at
densities of three to eight dwelling units per acre.
Ada County is supportive of the application as it is supported by several goals of the Meridian
Comprehensive Plan. The proposed diversity of the project as a single-family `for-rent'
development with one-, two-, and three-bedroom options is supported by Goal 2.01.00 of the
Meridian Comprehensive Plan, as adopted by Ada County, which encourages a balance and
integration of diverse housing and neighborhood types, and Goal 2.01.01, which encourages
diverse housing options for various income levels, household sizes, and lifestyle preferences.
The layout of the development also complies with many of the goals of the Meridian
Comprehensive Plan. The proposal to dedicate over 30% of the site as open space, which will
include a club house and pool, dog parks, hardscape plaza and common areas, is supported by
Goal 3.07.02A of the Meridian Comprehensive Plan, as adopted by Ada County, which
encourages usable open space be incorporated into new residential subdivisions, and Goal
2.01.01B, which encourages opportunities for physical activity to be provided with new
development.
