Dear Mr.Parsons:
On behalf of High Desert Development Linder Village,LLC.,we are pleased to submit the attached application and
required supplements for a short plat for Linder Village South.
Site Information and Background
The subject property comprises approximately 13.4 acres identified as parcel number R5262501400 or Lot 14,
Block 1 within the Linder Village Subdivision.The Linder Village Subdivision was recorded in 2021 and included
19 commercial lots on almost 75 acres.The Linder Village Subdivision was annexed and zoned into the City of
Meridian in 2017,file no. H-2017-0095.

Short Plat
In accord with City Code,the proposed short plat for the Linder Village South is a lot in a recorded subdivision;has
not been short platted or otherwise divided by Ada County Development Services;does not exceed 4 lots; is not
proposing new street dedication or widening,and there will be no impact to the health,safety or general welfare
of the city.This subdivision is in the best interest of the city as it will increase commercial opportunities in this area
of Meridian.

Linder Village South will create four commercial lots by subdividing Lot 14 within the existing Linder Village
Subdivision.The proposed lots will comprise Lot 3, Block 0 and Lots 20,21,and 22,Block 1 in Linder Village South.
The development agreement pertaining to the property was recently modified in 2021(H-2021-0034)to include
a revised concept plan.Site design will be determined with future planning applications to the city.All dimensional
standards and applicable conditions of approval pertaining to the property will be acknowledged in future
development of the proposed lots.All existing public utility easements including water, sewer, drainage,gravity
and pressurized irrigation will be maintained as required with previous approvals.

Primary access for these lots will be proposed via two access points to Chinden Boulevard.
Conclusion
Linder Village South supports the City's vision for growth by providing additional commercial opportunities in
this area.The provision of two commercial lots in an area close to existing transportation corridors and
residential properties supports numerous Comprehensive Plan goals and objectives.The proposed short plat
complies with City Code as well as previous approvals.
