Attached to this letter is a Conditional Use Permit (CUP) application for a height exception in the C-G zone for a vertically
integrated residential expansion on 14.24 acres generally located along Eagle Road within the Village at Meridian.

The project site consists of one 14.24-acre parcel (R1343720701), zoned C-G, located at 3210 E. Longwing Lane, and is
shown above, highlighted in blue. The proposed project includes two buildings with a connector bridge spanning over
Longwing Drive.
The vertically integrated Bridge Apartments are planned at 549 high -end quality units to the Village at Meridian along
with ground -floor retail that extends the lifestyle and character of the shopping center towards Eagle Road. The ground -
floor retail will include notable stores along with restaurants anchoring the corners. The residential units will include an

amenity package that is unmatched in the local market with a full-sized pool, large spa, basketball/tennis court, state of
the art gym and fully equipped villa. All the amenities sit atop the roof to take advantage of the expansive views of the
Treasure Valley. The residences are split between two buildings with a connector bridge spanning over Longwing Drive.
The south building will include a 733-stall parking garage. The garage parking, along with surface parking, will provide
779 parking stalls which will serve both the residential and retail patrons.
The Bridge CUP application is specific to the height of the buildings. The maximum height in the C-G zone is 65'. As per
the definition of Building Height in the 2018 IBC, the height of The Bridge is measured from the average grade plane of
2629.05' around the perimeter of the building. The height to the tallest roof surface at the Skydeck is 84.95' above this
average point. The high point is at the Skydeck which is pulled inward 32' from the perimeter of the building on all sides.
The height point on all fagades from the average elevation is 77.94'.
Therefore, the project proposes 84'-11" to the highest point of the buildings which includes 5 levels of residential over 2
levels of commercial. Floor plans and building elevations are included for more detail.
