CC - Narrative THE 00 LAND mM GROUP June 20, 2022 City of Meridian 33 E Broadway Ave. Suite 102 Meridian, ID 83642 RE: Acclima Subdivision - Final Plat Application PN 121201 Dear Planning Staff: We are pleased to submit the enclosed final plat application for the Acclima Subdivision.The Project site is located generally north of W. Ustick Road and South of McMillian Road and directly west of and adjacent to McDermott Road.This parcel is depicted on the Aviator Springs Subdivision Preliminary Plat as Lot 2 Block 5 which was approved with the annexation/rezone/pp application (H-2021-0065) on December 14, 2021. This proposed parcel was originally intended to be final platted as the second phase of the Aviator Springs Subdivision. However, upon purchase of 8 acre right of way (50432417355) by the Idaho Transportation Department, the Acclima parcel was severed from the Aviator Springs Sub. We are now seeking final plat of this parcel as a unique and independent application while remaining in compliance with the FFCL of H-2021-0065, ordinance no. 22-1973 and recorded Instrument No. 2022-026525 and recorded development agreement under Instrument No. 2022-026378. The proposed development is in conformance with all requirements and provisions of the UDC and with acceptable engineering, architectural and surveying practices and local standards.The Acclima subdivision includes one parcel (Parcel No 50432417370) comprised of approximately 6.70-acres As you complete your review, please don't hesitate to let me know if we can provide any additional information to clarify the project's vision.
