The project is in the
heart of Meridian, surrounded by residential, commercial and public services.To the west and north of
the site are R-8 and R-15 subdivisions.To the south is a church and to the northeast are commercial
businesses, both zoned L-0 (low density employment). Directly to the east of the site is Meridian Fire
Station#3.
The community to the west of the site is Heritage Grove, a 55+active adult community.The residential
community to the north is Heritage Commons, a traditional R-8 subdivision.

Meridian Future Land Use Map:
The Meridian Future Land Use Map shows the site as Medium Density Residential.This is in line with the
requested zoning of R-8.

Preliminary Plat
The Preliminary Plat for the 3.16 acres is comprised of 23 total lots including 22 single family lots and 1
common/open space lots.
The single-family residential lots average 4,367 square feet.The lots range between 4,002 and 4,480
square feet.The lots are 40' wide and 100'-112' deep.The plan will reflect the assigned R-8 front, side
and rear setbacks per city code.
The homes within the subdivision will be accessed by a single 400' long cul-de-sac street.This is within
the Meridian limitation of 450' maximum length of a cul-de-sac and within the maximum vehicular trips
per day standard.
55+CommunitV
Prairiefire is proposed to be an age-restricted 55+community. The age restriction will follow local, state
and federal law, supported under the Housing of Older Persons Act (HOPA), 1995.
We are in agreement with the Heritage Grove HOA to annex Prairiefire into the Heritage Grove HOA.
This will incorporate our subdivision into the existing 55+ HOA.The water shares of Prairiefire would
also be incorporated into the Heritage Grove pressure irrigation system.

We have had many fruitful conversations with the Heritage Commons HOA board and are looking
forward to be united as one 55+ HOA.
Housing Product
We are currently designing a new housing product for the 55+community. Given the specific needs and
desired of a 55+ buyer,these new homes will feature open-concept design, open gathering spaces,
accessible bathrooms, wide doorways, and accommodating patio space.The interior finishes will be
high-end and in line with current market expectations.
The homes will have a second story bonus room option to have a separate space for crafts, hobbies, or
play spaces for guests and grandchildren.
Access and Connectivity
The property will have direct vehicular access to E. Prairiefire St and pedestrian access to Locust Grove.
There will also be a pedestrian access to the commercial property located northeast of the site. People
can walk to the nearby St. Al's facility, daycare and other businesses.
The project will connect to existing City utilities in Prairiefire. The community will connect to Heritage
Grove's pressurized irrigation system.
Landscaping, Open Space and Amenities
While no open space is required for a project this small, we are providing 0.37 acres of common area to
provide pedestrian access to the commercial property and Locust Grove. This area will be landscaped
with trees and shrubs and have a 5' sidewalk.

Conclusion
We are looking forward to working with the City of Meridian and our neighbors at Heritage Grove to
provide an excellent 55+community in the heart of town.The location of the project is excellent for new
residences, and it will provide a market need in housing for the growing active adult market segment.
After a very well attended neighborhood meeting, we are happy to be working closely with the Heritage
Grove HOA and proud that they are willing to accept our project into their HOA.
