Dear Caleb ,
Enclosed is a two -lot Short Plat for Paramount Subdivision No. 32. This represents the final
development action for the Paramount South60 Subdivision preliminary plat approved July 25 ,
2006 ; and subsequently deemed to be one development " with the original Paramount project
by the City of Meridian .
Basis of this application
• While the parcels encompassing the lots were included in the original South 60 preliminary
plat, the number of approved lots was exceeded through lot dimensional modifications and
the two lots were required to be removed from the abutting Paramount No. 31 final plat.
• The proposed lots are located within parcels legally- created by Record of Survey #1363 in
1989 when they were under the jurisdictional authority of Ada County.
• Documentation of that action is attached by Ada County Development Services letter
dated December 19 , 2016 .
• The two residential lots and McMillan buffer common lot were ' fully improved " as a result
of construction and platting of Paramount No. 31 subdivision, including .
• Street frontage (N. Arliss Ave. / W. Brando St. intersection)
• Utility services and stubs
McMillan Rd . buffer fencing, sprinkler system , and landscaping
• No additional street right- of-way was required for lot access and utility service. The plat
does , however, provide the full ROW for McMillan Road, the abutting section-line arterial as
well as the City-required common lot landscape buffer.

Do you have documentation from the County that they approved the ROS for the parcel division in 1989? If so,the City
will accept it. If a ROS was just recorded and not approved by the County, the City can't accept it as a legal parcel
division as it is not considered and original parcel of record per the UDC(11-1A-1). Because the property was previously
zoned RUT(5 acre minimum) in the County I think it unlikely that they'd approve a parcel size of 1.12 acres.

Hi Mike,
The record of survey was conducted in 1989 and has been in the records of Ada County since that time. It is shown on
the GIS layers and available to view on the MaxView software so I think it is recognized by Ada County. The remainder
pieces were created probably after the City of Meridian took over jurisdiction of that area. I would think that they
I should be able to recognize the record of survey and the remainder parcels and figure out a way to move forward with
any further action on the two parcels. Not sure what else to do at this point. If they have any questions,they are
welcome to call me any time.

1. Did the ROS#1363, dated January 13, 1989 create legal parcels of record?
The record of survey you referenced was submitted to Ada County with an application for a"One Acre
Split". Ada County Code 8-4A-6 allowed for one (1) -"One Acre Split" per property. This newly created
1.12 acre lot was considered a legal lot and would have building rights associated with it,if it was still in
unincorporated Ada County.

the recorded survey, together with any conveyances,

This is the only'one acre split allowed from this property. One
single family residence is permitted on the one acre, but only after
it is conveyed to a separate owner. Prior to issuance of a building{
permit for said residence, written approval of the septic system by
Central District Health must be provided to this office.
