Site Plan: The Site Plan prepared by BRS Architects, on April 21, 2006, labeled SD- 1, is approved (stamped "Approved" on. Locate handicap accessible stalls as close to the building entrance as possible per ADA Accessibility Guidelines. 2. install bicycle parking in compliance with UDC 11-3C-SC. 3. The approved landscape plan is not to be altered without prior written approval of the Planning Department. 1. Install planter islands in compliance with UDC 11~3B-$C2 on the south. side of the building at the end of each linear row of parking spaces. Note: Evergreen trees and Class TXx trees are prohibited in interior planters per UDC 11-3B- 8C2d. See redlines on approved plans for further detail. Handicap accessible stalls must have signage in accordance with ADA standards. Curbi_tz~; Per UDC 11-3S-SZ, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow fox storm water runoff. Sidewallcs: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be constructed prior to occupancy. Drainage: Staxxn water drainage swales shall not have a slope steeper than 3: 1, shall be fully vegetated, and shall be designed in compliance with UDC 11-3B-1 l and UDC 11-3A-18. Fencing; Any required or proposed fencing shall be installed with current fencing standards as defined ixr UDC 11-3A-7. Li tin :Lighting shall not cause glare or impact the traveling public or neighboring development and comply with lighting standards as defined in UDC 11-3A-11. Handicap-Accessibility: The structure, site improvements and parking areas must be in compliance with all federal handicap-accessibility requirements. ACHD Acceptance:. All impact fees, if any, shall be paid prior to the issuance of a building permit. if any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning staff fax approval prior to the issuance of a building permit. Certificate of Occppancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. The owner has made a few alterations to the build plans and elevations that are worthy of notice. 1. The tower element has been moved and aligned with the southern building edge. 2. The main entrance has had a second set of windows added. 3. One set of accessible parking spaces have been moved to the main entrance in accordance with Condition of Approval comment #1. The second set of accessible spaces is shown in front of a proposed secondary entrance that will be utilized if the building is split into to two separate tenant spaces. 4. The Developer used the plant material list noted on the Certificate of Zoning Landscape Plau and associated plant locations to install the plant materials. A sprinkler system was installed on-site without a sprinkler design. On November 30, 2006, we visited the project site to inspect the installation of the plairt material and it is is our professional opinion that all of the landscape plant material has been installed correctly. We can coi>firm that a sprinkler system was installed. However, due to the time of year and since we did not design the sprinkler system; we can not confirm that the system was installed or working correctly.
