RE: H-2022-0030— Seasons At Meridian Phase II
Dear Planning &Zoning Commissioners:
The Applicant is in support of the Project Report and Staff recommendation for approval
of the Seasons At Meridian Phase II with just two requested changes and one additional
comment. We ask the Planning &Zoning Commission to recommend approval of the project
with the following amendments.
• Condition A.3 provides: "A final plat shall be submitted, approved and a plat recorded for
the second phase of the WinCo Wells subdivision preliminary plat(H-2021-0007)to
create a developable parcel prior to submittal of a Certificate of Zoning Compliance and
Design Review application for the proposed development."
We ask that this be amended to provide that the final plat must be submitted and
approved prior to submittal of the Certificate of Zoning Compliance and Design Review
applications but that the final plat does not need to be recorded. We request this change
because, after City Council final plat approval, it is taking 120-160 days to obtain
necessary signatures prior to recording the plat, which results in a significant delay in the
development of the project.
• Similarly, Condition B.2.9 provides that"Street signs are to be in place, sanitary sewer
and water system shall be approved and activated, road base approved by the Ada County
Highway District and the Final Plat for this subdivision shall be recorded, prior to
applying for building permits."
Here, we also request that this condition be amended so that the Applicant can apply for
building permits after the final plat for the subdivision is approved but not yet recorded
• The Applicant is requesting Alternative Compliance approval from the Director for a
deviation from the open space standards.

We appreciate the Staff s recommendations for approval of the Seasons At Meridian,
Phase II. We respectfully request the Commission recommend approval of the applications with
these amendments, and look forward to presenting the project at the August 4 hearing.
