Dear City of Meridian Planning Commission,
I am writing on behalf of WinCo Foods to express our sincere support for the Seasons at
Meridian Phase II development by the Morgan Stonehill Development Company. For your
reference, the property is located at 2600 E. Overland Rd, Meridian, ID 83642. As a
leading supermarket chain in the Idaho region, our firm supports the proposed multi-
family development as an ideal use of the land since WinCo has made the decision not
to open a new location at 2600 E Overland Rd, Meridian, ID 83642. Due to growth in the
Treasure Valley/Meridian, WinCo is planning to remodel its existing store within
Meridian at 1050 S Progress Ave, Meridian, ID 83642 and remains committed to
expanding south of I-84 at the appropriate time.
Through our due diligence we have concluded that this is not a favorable location for
another WinCo.As the landowner,it is not in our best interest to sell this land to another
commercial or retail user; it is our professional belief that given the lack of supply and
high demand, this is a perfect infill location for a Class A multi-family project. Given our
history with Morgan Stonehill, we believe in their business model and their ability to
execute makes them the preferred use for this site.
