The City of Meridian has requested feedback regarding the proposed annexation with zoning
of R-8 (Medium density Residential) and a preliminary plat for the Kingstown Subdivision,
which will consist of 28 detached single-family homes on 8.20-acres located at 2610 E Jasmine
Street within the City's Area of City Impact.
Ada County is supportive of the application due to the proximity of the site to existing public
services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development
to occur at urban densities within Areas of City Impact where public facilities are available. The
application is also compatible with the Future Land Use Map of the Meridian Comprehensive
Plan, as adopted by Ada County, which designates the site as Medium Density
Residential, which is primarily intended for single-family homes at densities of three to eight
dwelling units per acre.
The layout of the development also complies with many of the goals of the Meridian
Comprehensive Plan. The proposal to dedicate over 15%of the site as open space is compatible
with Goal 2.01.01B, which encourages opportunities for physical activity to be provided with
new development, and Goal 3.07.02A, which encourages usable open space to be incorporated
into residential subdivisions.
The extension of the three stub streets into the site from the east, west, and north are in
compliance with Goal 3.03.03C, which requires street connections between subdivisions at
regular intervals to enhance connectivity and improve traffic flow,
and the pedestrian connections provided to the east, north, and south are compatible with Goal
3.07.02C, which requires pedestrian access in all new development to link subdivisions
together to promote neighborhood connectivity.
