MFD Plan Review Notes Joe Bongiorno Detailed phasing plans will need to be provided showing how
secondary access will be maintained. At the 45 degree
slanted areas, the roads are too close together.
MPD Plan Review Notes Scott Colaianni I'm unable to see where this particular development is
located in order to assess police response times. I will have
to wait until the meeting.
Planning Review Notes Sonya Allen *Annexation w/R-2, R-4, R-8 & R-15 zoning districts.
* Development should be consistent with MDR FLUM
designation and have a gross density of between 3 and 8
units/acre.
* Preliminary plat to subdivide property; comply with the
dimensional standards for the applicable zoning district in
UDC Tables 11-2A-4, 11-2A-5, 11-2A-6 and 11-2A-7; and
the subdivision design & improvement standards in UDC 11-
6C-3.
* Submit phasing plan.
* Recommend redesign of area at the northwest corner- not
in support of private streets.
* Recommend reducing the number of common driveways in
the development.
* Recommend street along north boundary is constructed
with first phase of development along with collector street
through the site to the north boundary.
* Conceptual building elevations should be submitted that
demonstrate the quality of development proposed.
*All structures except SFR detached are subject to the
design standards listed in the Architectural Standards
Manual.
* Provide 10'wide multi-use pathway along the Calkins
Lateral &elsewhere per the Pathways Master Plan -
coordinate with Kim Warren, Park's Dept.
* Council has expressed concern pertaining to the capacity
of WASD in this area and may not approve any more
residential in this area until more schools are built.
*Address issues that were the reasons for Council's denial
on the previous application for this site [i.e. Cedarbrook
H-2020-0012; transition in lot sizes/density to existing rural
residential properties, orderly growth, adverse
impact/overburdening on area schools, transportation (rural
roadways/intersections adjacent to the site)] - Staff may not
be able to provide a favorable recommendation on this
project.
Water Plan Review Notes Kyle Radek Water plan must be reviewed by Engineering. Developer to
provide easements and valves to enable potential installation
of future PRVs. Pressure zone boundary elevation is 2700
ft.
