RE: Conditional Use Application for Meridian Meadows Senior Community
Dear Commissioners and Council Members:
Giza Development respectfully requests approval of a Conditional Use application for a 110 unit
nursing care facility, called Meridian Meadows Senior Community. It is located at 2662 E. Magic
View Drive,on 5.28 acres.
Meridian Meadows Senior Community has 50 units of skilled nursing located in the east building.
Located in the west building will be 60 units of assisted living and memory care.
The entire Meridian Meadows Senior Community site is buffered by twenty (20) feet of landscaping
on the perimeter. The westerly landscape buffer includes a 5 foot wide pathway connecting to the
sidewalk on Magic View Drive. The pathway connects to the gated emergency access located in the
northwest corner of the site. This gated emergency access was previously required by the ACHD
Commission, in the Pope's Garden application. That application was previously submitted on this
property in 2016. We are gating or restricting this emergency access to eliminate concerns of cut
through traffic, for our neighbors in the Greenhill Estate Subdivision. The emergency access will be
an improved 20 foot wide paved roadway and will connect from our property boundary to Autumn
Way'
To ensure less impact and privacy to our neighbors in the Greenhill Subdivision and to provide our
residents a peaceful and quiet place to stay, the majority of activities to our buildings will occur near
or on the Magic View Drive side.
The entrance on the east building has been placed on the south side of the building. The entrance on
the west building has been placed on the southwest half of the building. The trash enclosure and
business deliveries are located in the front, between the two buildings, on the south side of site near
Magic View Drive. All visitor parking is located near the entrances on the front or near Magic View
Drive. Each building has two court yards for the residents and visitors to enjoy.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC)II -5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date,the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s)had been posted.
